Reading this description means you are considering joining a select group or are already a member, so welcome and congratulations for making a monumentally life changing decision joining the landlord club. This book chronicles our long landlord life. This is not a house flipping book, it is not an advice book. It's a Landlording book. My stated goal in writing it is to 1st make some book sales thereby giving me validation as a writer. 2nd to share our experiences and help other people. It is most certainly not to tell you what to do. My hope is that readers will benefit from our many varied experiences and forge their own future. I have strong opinions formed by thirty plus years of living the life. We started out young and naive, became older and wiser. We scratched, sweated and did what had to be done every day. We raised our children in and around rental homes. Surprisingly, or not, they are heading down their own landlord path, which is the best stamp of approval I can ever receive. In order to not bore readers I have included much of the craziness we encountered (endured) over the years. This doesn't mean it will happen to you, you could do much worse if you are a slow learner. Your goal is probably similar to what ours was. Ours was, make money out of real estate and then someday retire wealthy. We succeeded - more or less depending on your definition of wealth. Unlike many of the expert opinion books on real estate that are full of blank forms and graphs, we have actually lived the life using and risking our own hard earned sweat and cash. I'm not disparaging other authors, (okay maybe a little) their books are useful but they leave out real day to day landlord truths. Having the rent come like clock work is to be strived for but when it stops, then what? Why is the neighbor pissed off at you? Is that a real gun? Why is there no cash flow? The police, city and county are sending nuisance letters. I get stressed reading what I am writing but it is all part of landlording, the part you can do without. Experience is like a late to the party mentor that offers help and advice after you learn the hard way. I have put down in this book our experience, it is up to the reader to put it to use or just be entertained and smug. Check my author page for other works I have completed.
